Location: From Wood, SD, East 5 miles to the SD Hwy 44/53 junction, then on SD Hwy 53, North 11 miles, East 1 mile, then South 1 mile on 289th Ave. (289th Ave. is a no maintenance section line road.) This property can also be accessed from the West side by going East off of SD Hwy 53 at 260th St. (260th Str. is a no maintenance section line road.)

Legal: Lots 6, 7, E ½ SW ¼, Sec 6, & the NE ¼ and Lots 1, 2, E ½ NW ¼, Sec 7 all in 42N 25W, Bad Nation Township, Mellette County, South Dakota

FSA records: 61.40 Tillable acres (currently planted to alfalfa), and 411.16 acres of non-tillable.

The pasture (411.16 acres) has (4) small stock dams (2 of them are spring-fed) and a private well (powered by gas generator), all being used to water livestock. There are no interior cross fences. The boundary fences are in good to fair condition and are either a 3 or 4-strand barb wire. The fence on the south side of the alfalfa field is in bad repair and the lessee has installed a temporary electric fence. The tillable acres (61.40 acres) are currently planted to alfalfa.

Cherry Todd Electric Co-op has an overhead REA line that crosses this property but there is not a hookup installed on this property. Tripp County Water Users district has a water line that cross this property, but there’s no hookup on this property.

Possession will be granted to Buyer after the current lease expires on March 1, 2025
